# Understand costs and allocation keys

Understand the cost categories and allocation keys in your operating cost statement.

The details of your operating cost statement are divided into sections. The sections shown depend on the costs your landlord or property manager has provided for your tenancy.

## Cost categories

| Category                        | What it shows                                                                           |
| ------------------------------- | --------------------------------------------------------------------------------------- |
| **Water and wastewater costs**  | Costs and shares for water and drainage.                                                |
| **Heating and hot water costs** | Costs and shares for heating and hot water, where these are calculated through Immodio. |
| **Other costs (property)**      | Costs for the whole property that are allocated proportionally.                         |
| **Other costs (unit)**          | Costs assigned to a particular unit.                                                    |
| **Costs (tenancy)**             | Costs taken into account directly for your tenancy.                                     |
| **Minor repairs**               | A separate category if the landlord has recorded these costs.                           |

Individual items show both the total amount and the share allocated to your tenancy.

## Allocation keys

Allocation keys explain how a cost share was calculated. Immodio displays them as sections or small notes beside cost items.

| Allocation key               | Meaning                                                              |
| ---------------------------- | -------------------------------------------------------------------- |
| **Floor area**               | Your unit's floor area in relation to the total floor area.          |
| **Period**                   | The length of time your tenancy existed during the statement period. |
| **Number of units**          | The number of relevant units.                                        |
| **Water calculation**        | Recorded water values or meter data.                                 |
| **Hot water calculation**    | Recorded hot water values or meter data.                             |
| **Heating cost calculation** | The recorded values used for heating.                                |
| **Direct**                   | The cost item was assigned directly to a unit or tenancy.            |
| **Custom key**               | An allocation key entered by the landlord.                           |

## Meter readings and consumption

Where meter readings are used for water, hot water or heating, the details may show the opening reading, closing reading, consumption and a factor.

These values help you follow the consumption figures used in the statement. The readings shown depend on the data recorded and provided by your landlord.

## CO₂ share and additional information

For heating or hot water costs, additional information about the CO₂ share, climate factors or comparative values may appear. This helps you understand the statement and energy consumption.

## Labour costs included

A statement may list labour costs separately. These are not extra charges; they identify labour amounts within cost items already included. Whether these amounts are shown, and their size, depends on the information entered by the landlord.
