# Open a statement and understand the overview

Open an operating cost statement and understand its main figures.

You receive an email when your landlord or property manager provides a statement through Immodio. Find it under **Operating cost statements**.

## Open a statement

1. Log in to the tenant portal at [www.immodio.app](https://www.immodio.app).
2. Open **Operating cost statements**.
3. Select the statement from the list.

Identify the statement by the address, unit and year. Any additional payment or refund recorded for your tenancy also appears in the overview.

## Main figures in the details

| Display                              | Meaning                                                                              |
| ------------------------------------ | ------------------------------------------------------------------------------------ |
| **Advance payment** or **Flat rate** | The amount taken into account for the statement period.                              |
| **Operating costs**                  | The share of costs allocated to your tenancy.                                        |
| **Additional payment**               | An amount that may be due when costs exceed the advance payments taken into account. |
| **Refund**                           | An amount that may be repayable when advance payments exceed costs.                  |
| **Zero balance**                     | No additional payment or refund results.                                             |

The portal display does not replace payment instructions. Follow your landlord's or property manager's information about payment methods, due dates and refunds.

## Statement period

The details show the period covered by the statement. Your period may be shorter if your tenancy did not last for the full year, for example if:

* You moved in during the year.
* You moved out during the year.
* The tenant of a unit changed.
* A unit was used only temporarily.

Immodio shows the period and time shares used, so you can understand which dates the figures refer to.

## Multiple tenancies

If your account is linked to several tenancies, the overview may contain several statements. Select the entry for the relevant address, unit and year.
